Chancery Lane on the Central Line underground station is 2 minutes walk. Take Grey's Inn Road exit, follow the street up to the first right Brooke's Court pedestrian Street. Go to the end of the cobbled street and turn the corner to see the building with flat 20. 

Farringdon Underground and Train Station is 5 minutes walk. Take Farringdon Road exit, crosse the road at traffic light and take Greville Street. Walk it to the end and then turn right and immediately left in to Beauchamp Street. You will see the buiding Brooke's Court right at the end of the square next to the Church entrance. The entrance is on the back of the buidling. 

 HEATHROW AIRPORT

There are 4 ways to get to the apartment from Heathrow:

1st Option

Heathrow Express to Paddington – single ticket express class £ 18 (child fare £ 9), first class single £ 26 (child £ 13) – journey time 15 to 20 minutes

Once in Paddington you can take the Hammersmith and City Line or Circle line to Farringdon – single Adult ticket £ 4  - journey time 20 minutes

From Farringdon station 5 minutes walk to the apartment

2nd Option

Piccadilly Line from Heathrow to Holborn then change to the Central Line for one more stop to Chancery Lane – single Adult ticket £ 5  - Journey time 60 minutes roughly

3 Minutes walk from Chancery Lane underground station

(Check online for this route, there could be planned engineering work that could disrupt it www.tfl.gov.uk)

3rd Option

National Express Bus to Bank Station and then Central Line (underground) to Chancery Lane. Fare changes (minimum of £ 6.20) for the bus and £ 4 for the underground. Time table highly variable, Journey time highly variable, a minimum of 2 hours and half.

4th Option

To reach the apartment with a taxi we have a recommended driver for you. He can offer you a pick up service on a black London cab for a smoother journey to and from the airport at a competitive price.

This is often the most convenient and cheapest way to get to and from the apartment when it is more than 2 people travelling.

The driver will meet you at arrival point with a sign-post with your name and will drive you straight to the apartment within 30 to 60 minutes (according to time of day and traffic).

GATWICK AIRPORT

There are similar options from Gatwick Airport to the apartment:

1st Option

First Capital Connect train direct from Gatwick to Farringdon Station – 42 minutes Journey time and then 5 minutes walk to the apartment – cost £ 10

2nd Option

Pick up from the airport by a recommended driver.

The driver will meet you at arrival point with a sign-post with your name and will drive you straight to the apartment within 50 to 70 minutes (according to time of day and traffic).

Also National Express Bus and Victoria Express train can be a way to get to central London and then make your way to the apartment but more time consuming and not the cheapest ways.

Guide

Clerkenwell is a pretty much perfect London location. It's surrounded by the various attractions of Bloomsbury, Holborn, Smithfield, Barbican, the City of London, Islington, King's Cross and St Pancras. Clerkenwell is also only 20 minutes walk from St Paul's Cathedral, the South Bank and the West End. Yet despite the excitement on its doorstep, Clerkenwell retains a friendly village atmosphere, particularly around Clerkenwell Green and Exmouth Market - a pedestrian passage containing outdoor cafés and some highly rated restaurants. Lovely Georgian squares and distinctive churches add to the peaceful character of the area, which is rich in history. Charles Dickens, who lived in neighbouring Bloomsbury, used many of the streets as settings. In Farringdon Lane, part of the Clerk's Well, which gave the district its name, still exists. A 16th Century gatehouse in St John's Lane houses a museum detailing the history of St John Ambulance. Past and present collide near the 800-year-old Smithfield meat market, where fashionable clubs Fabric and Bedouin are located. The Eagle, in Farringdon Road, was London's first gastropub. Other local attractions include Sadler's Wells, the fine jewellery centre of Hatton Garden and ghost hunts round the old courthouse and the former House of Detention.

Pubs

Pubs that serve the Smithfield market meat workers are allowed to open at 5.30am. These are Nicholson former The Fox & AnchorThe Hope and The Cock Tavern (which is situated under the market itself).

London's first gastropub, The Eagle, opened in Clerkenwell in 1991. The Eagle has been joined by, among others, The PeasantThe Coach and Horses, and The Gunmakers and The Green, which as part of a nationwide evolution of the traditional public house have since converted to gastropubs.

The Hat and Tun, the Cittie of Yorke, Ye Olde Mitre and The Melton Mowbray are very nice pubs in the immediate neighbourhood of 20 Brooke’s Court. The Argyle Pub on Greville Street has a nice terrace for summer hang out; it gets very busy on Fridays so get there before offices closing time at 5 pm!

Another great gastropub has just opened close to the Barbican Centre, 15 minutes walk, called The Jugged Hare, for the adventurous foodie serving game dishes.

It is said that Vladimir Lenin and a young Joseph Stalin met in the Crown and Anchor pub (now known as The Crown Tavern) on Clerkenwell Green when the latter was visiting London in 1903.

Leather Lane Market

Just one minute from 20 Brooke’s Court you will find Leather Lane market. A street market open Monday to Friday only from 11 am to 2 pm.  It is home to various street food stalls, flowers, books, DVDs, clothes, linen, cosmetics and other bargains.  If you are lucky, sometimes you can find designer goods at a fraction of the price.

Supermarkets

There are three main supermarkets in close proximity to 20 Brooke’s Court: 2 Sainsbury’s and Marks and Spencer. They are all within less than 5 minutes walk and are open late every day. One Sainsbury  and M&S are on High Holborn and another Sainsbury on Clerkenwell Road.

There are various other smaller shops in the area. Three in Leather Lane open until 7 pm everyday and two 24 hours shops open in Gray’s inn Road, 5 minutes walk heading north on Gray’s inn Road. They are almost opposite each other, past the traffic lights. One of them is slightly bigger and has more goods on offer.

There are several OFF LICENCE stores selling alcohol and tobacco in the area, the closest one being in Leather Lane, open until 11 pm daily.

Parking

There is a secure public car park 10 minutes walk from the apartment: NCP Multi storey car park

Children’s playgrounds

Coram Fields is the perfect children playground for hot summer days, complete with paddling pool, lawn for picnics, slides, sport ground and a small city farm with chickens and rabbits. Adults can access only if accompanied by a child. The playground is on Guilford Street, about 10 min walk from the apartment.

Another nearby small park is Lincolns Inn Fields, where a large gated garden is open for picnics. There are also tennis courts and a restaurant right in the middle of it. Turn right on High Holborn and follow the signs. It is just 5 minutes walk towards Holborn Station, you will need to turn left just after the Wetherspoon pub, via the small alley way to the right of the pub.

"Highly recommended"

Fantastic apartment, close to everything we needed (1 minute walk to shop, cafe & tube station). Alicja was very welcoming and helpful when we arrived... even thogh we turned up a bit early. The place was exactly as we expected, and the terrace was wonderful to sit and relax in the morninfs and evenings after long days wandering around London. The place was really furnished, and had everything we could have wanted in a "long weekender". We would highly recommend this for families up to 5, and would stay there again.

"Ideal apartment and great location"

Tiziana is a very good host. She has a small team that hepled her efficently deal with my initial enquiries through the whole booking process to welcoming us in to our holiday home. A very stress free process I am happy to say. The apartment is exactly as advertised and was ideal for our family of four whom required 3 bedrooms. The location is great to access all of Londons attractions either by foot or using the nearby tube. The immediate neighboour hood is very quiet. The only issue we had was the nloise from the early morning refuse collection in the front bedroom which seemed to be every morning. I am a light sleeper admittedly and the back bedrooms where veru quiet our kids told us.

Sara was very helpful arranging everything prior to our arrival, and Alicja was super-nice when checking in and out. We had a great time in London. Highly recommended!

“Lovely apartment”

Tiziana manages a lovely apartment in the fun neighborhood of Clerkenwell. The exterior of the building is modest, but the interior of the flat is terrific, modern, clean, fresh, and airy with good windows for cross ventilation (during our June visit) and light. The beds are very comfortable and the linens are really clean and fresh. The terrace is a great addition to the space. The immediate neighborhood around the apartment is quiet at night and we slept with the windows open. Five adults stayed comfortably during our week, mom and dad and three members of the younger generation in their twenties. The location is terrific with fun pubs and restaurants just blocks away and the nearby Leathery Lane street market open each weekday during lunch. You can walk to the British Museum, the Courtauld Gallery, the Tate Modern, St. Paul's Cathedral, Exmouth Market and many other sights. We had a wonderful stay in London and felt happy to come home each night to our flat in Clerkenwell.

What a wonderful flat in a great location!”

Our family of 5 were so comfortable here and we loved how close we were to EVERYTHING! We ended up doing a lot of walking - we could walk to Smithfield Market, St. Paul's, Covent Garden and even Trafalgar Square when it was too crowded to catch the tube on New Year's Eve. There were markets and coffee shops close by. This area was a little quieter - not sure if it always is or just because of the holiday - we really liked that since it was quiet at night. We felt safe and secure there. Our hosts were there if we needed anything but we really did not need to bother them - they supplied information on the area including guide books and Oyster cards which we topped up and used without a hassle. This was a much better option for us than a hotel - with 3 teenagers we needed a little more space. We would definitely stay here again. Thank you!

“A fantastic break”

Accommodation was as spacious and homely as expected, with generous rooms and a comfortable lounge area. The TiVo was a welcome surprise - giving plenty of choice for kids TV and for winding down at night. The location proved excellent for us, with Chancery Lane tube station only 5 mins away, providing a quick and direct link to the sights we planned to see and visit. The local area has a real buzz about it during the week and has more places and variety to eat than I could count, with a Konditor & Cook round the corner doing delicious lunches and amazing cakes. The Leather Lane market gave us our first proper introduction to street food - so much choice, almost impossible to choose! This has been my first experience booking through Airbnb and I couldn't fault the experience, we had a fantastic break.

“Wonderfully Situated to Explore London!”

I and three other adults rented this flat for the week following Easter. We found it to be accurately portrayed in the photos. While some furnishings had changed, overall the photos depicted the space well. Like the photos, it was clean and quaint. What I liked most was its location. Situated just inside the old city limits, there were many historical buildings at the doorstep to appreciate. A London Walking Tour began just a block away and was well worth the nominal fee. The Chancery Station tube stop was very near. It was very quiet at night for sleeping and yet was just a few blocks away from the city's bustle. The bed linens were very good and the kitchen was extremely well equipped. The now mandatory wireless internet access was flawless as was the cable television. All in all I was very pleased with this property and will rent it again on my next visit to this fabulous city.

Excellent accommodation to explore London”

Excellent accommodation! Very clean and tidy, really well equipped, with a few really nice touches that really helped you explore the local area and the rest of London! Great recommendations and information available from Tiziana (the owner). Perfect place for exploring London. We arrived during the week when the local street market was on which was nice. Good street food and some really nice local pubs. The house is only a few minutes walk to the nearest tube, however we walked everywhere. Only had a short stay for my Mums birthday - wish we could've stayed longer. Would definitely recommend to anyone! Thank you Tiziana for such a lovely stay :0)

Terms And Conditions

Standard Terms and Conditions  

Property: Flat 20 Brooke’s Court – Baldwins Gardens – EC1N 7RR London ? GB  

1General  

1.1This document constitutes the standard terms and conditions.  

1.2The Agreement is made on the basis that the Property is to be occupied by the Guest(s)  for a holiday as mentioned in the Housing Act 1988, Schedule 1 paragraph 9 and the Guest acknowledges that the Agreement shall not confer on the Guest any security of tenure within  the terms of that Act.  

1.3As a holiday letting, the Agreement is an excluded Agreement for the purpose of the Protection from Eviction Act 1977  

1.4Where the Guest comprises two or more people any obligations whether express or implied are deemed to be made jointly and severally.   

1.5The Arrival/Check in time is from 14:00 hrs on the first day of the letting.  The Owner may agree to a variation of this time provided there are no departures from the previous night.  The Guest should check in advance with the Owner/Agent who will oblige where possible  

1.6The Departure/Check out time is from 10:00 hrs on the last day of the letting.  The Owner may agree to a variation of this time provided there are no arrivals on that day.  The Guest should check in advance with the Owner/Agent who will oblige where possible    

2 The Property  

The Property is as specified in the registration form together with any outside space or garden  

 

3Payment  

3.1In order to confirm their booking Guests are required to fully complete the registration form and make a non refundable payment of 20% of the total letting fee. Please note that to process the payment a fee of 4% is added to your bill from the payment gateaway. The balance due is payable two weeks prior to arrival. In the event that the Guest fails to make the payments when required then the Owner will deem the Guest to have cancelled the booking in accordance with part 20 of these terms and conditions. Please note that you choose a different method of payment you are kindly requested to still take the transfer fee at your end in order for us to receive the full amount agreed. 

3.2A security deposit of £300 (or 350 Euro, $ 500) is also payable in cash at arrival or Paypal if you have a Paypal account. Please note not to make a payment with credit card on the section security deposit because we are not able to refund it on your credit card. This fee will be refunded at departure on satisfactory inspection of the property.

4Insurance 

4.1 At  all  times  throughout  the  Term  the  Owner  shall  effect  suitable  building  insurance  cover  for  the  Property  and  shall  insure  the  Owner's  fixtures,  fittings  and  effects  against  loss  or  damage  by  fire  and  any  other  risks  he  decides  to  insure  against  from  time  to  time,  with  an insurance office of repute for the full cost of reinstatement.  

4.2  The  Guest  must  not  do  anything,  or  fail  to  comply  with  any  requirement,  as  a  result  of  which  the  policy  of  insurance  effected  by  the  Owner  for  the  Property  and  the  Owner's  fixtures,  fittings  and  effects  may  become  void  or  voidable  or  by  which  the  rate  of  premium  on  any  such policy may be increased.   

4.3 The  Guest  must  ensure  at  all  times  that  their  personal  possessions  are  insured.    The  Owner  does  not  accept  any  liability  for  theft  of,  loss  of  or  damage  to  personal  possessions.    The owner suggests that guests arrange adequate travel insurance in case of cancellations.  

4.4 The  Guest  should  also  ensure  that  they  are  insured  in  respect  of  any  personal  accidents, illness  and  any  subsequent  medical  cover.    The  Owner  does  not  accept  any  responsibility  in  this regard.  

 

5  Underletting  

The  Guest  must  not  assign,  underlet  or  part  with  or  share  possession  of  the  Property  or  any  part  of it.  

 

6  Use of Property  

The Guest shall use the Property for the purpose of a private holiday residence for a maximum of  ‘agreed’ persons only and not for any other purpose whatsoever and the Guest must not use the  Property  or  any  part  of  it  for  any  improper,  immoral  or  illegal  purposes.    The  Owner  retains the right at all times to refuse access to the property for people who are not members of the Guest’s  party.  

 

7  Advertisements  

The  Guest  must  not  display  notices  or  advertisements  in  the  windows  or  elsewhere  on the Property.  

 

8  Nuisance  

The Guest  shall  not  (nor  allow  others  to)  cause  nuisance  or  annoyance  to  the  Owner,  other  Guests or any neighbours.  

 

9  Damage   

The  Guest  shall  not  (nor  allow  others  to)  cause  any  damage  or  injury  to  the  exterior,  structure  or  any part of the Property or adjoining property.  

 

10  Alterations to Property  

The  Guest  shall  not  (nor  allow  others  to)  make  any  alterations  or  additions  to  the  Property  or  its  decorations,  fixtures  or  fittings  and  the  Guest  shall  not  (nor  allow  others  to)  remove  any  of  the items specified in the inventory or any of the Owner’s possessions, from the Property.  

 

11  Maintenance   

11.1  The  Guest  shall  keep  any  fixtures,  fittings  and  effects  of  the  Owner  in  good  repair  and  condition  and  must  replace  any  damaged  fixtures,  fittings  and  effects  with similar  articles  of  at  least equal value, reasonable wear and tear and damage by accidental fire excepted.  

11.2  The Guest must not move any items of furniture from room to room in the Property and  must replace in its original position any furniture that is moved within rooms.  

11.3  The Guest must keep free from all blockages and obstructions all baths, sinks, lavatories, cisterns or pipes.  

 

12  Outgoings  

The  Owner  must  pay  all  the  water  and  sewerage  charges  and  any  rates  or  taxes  levied  in  respect of the Property.    

 

13  Pets  

The  Guest  shall  not  keep  or  allow  pets  of  any  kind  at  the  Property  without  the  express  written permission  of  the  Owner.  If  any  pets  are  permitted  they  must  be  kept  under  strict  control  at  all times  and  must  not  be  left  unattended  in  the Property.  The  Guest  will  be  responsible  for  all  damage caused by the pet.  

 

14  Reporting Disrepair  

The  Guest  must  report  to  the  Owner  any  disrepair  or  defect  in  respect  of  the  Property  or  the  fixtures and fittings and report any failure of mechanical or electrical appliances.  

 

15  Rights of Access  

The  Guest  must  allow  the  Owner,  his  agent  or  contractors  access  to  the  Property  at  reasonable  hours  during  the  day,  to  inspect  the  condition  of  the  Property  or  to  carry  out  repairs  or  other  works  to  the  Property  that  may  be  necessary  during  the  Term  pursuant  to  the  Owner's  repairing  obligations  or  to  carry  out  maintenance  of  the  appliances  or  to  execute  all  work  necessary  to remedy  the  Guest's  breach  of  any  covenant  contained  in  this  Agreement  regarding  repair, maintenance or decoration.  

 

16  End of the Term  

The  Guest  must  deliver  up  the  Property  at  the  end  of  the  Term  in  the  same  clean  state  and  condition  it  was  in  at  the  beginning  of  the  Term,  reasonable  wear  and  tear  and  damage  by  insured risks excepted.    

 

17  Safety Regulations 

17.1  The  Owner  confirms  that  all  furniture  and  furnishings  comply  with  the  relevant  fire  safety regulations.  

17.2  The  Owner  shall  ensure  that  all  appliances,  flues  and  installation  pipe  work  in  the  Property are checked by an appropriate maintenance company.  

17.3  The  Owner  confirms  that  all  electrical  appliances  and  equipment  supplied  by  him  are  safe so as not to cause danger.  

 

18  Public Indemnity and public Liability  

Owner  and/or  the  Agent  do  not  accept  any  responsibility  or  liability  for  acts  of  omission  of  third  parties, which may prevent or disrupt a Customers booking. The booking contract exists between  the  Owner  and  the  Guest  and  is  limited  to  the  rental  of  the  Property  and  associated  facilities  only.  The  information  and  descriptions  supplied  are  believed  to  be  accurate  and  are  offered  in  good faith. It may be possible that certain facilities or features may not be available on occasions  due  to  circumstances  beyond  the  Owners  control  for  which  the  Owner  and/or  the  Agent  accepts  no  liability.  In  addition,  no  liability  can  be  accepted  by  the  Owner  and/or  Agent  for  any  injury, loss  or  damage  to  the  Customer,  any  member  of  the  Customers  party  or  any  visitor  to  the  Property arising out of or in connection with the use of the Property or Facilities.   

 

 19  Force Majeure   

The  Owner  will  not  be  liable  or  accountable  for  any  unforeseen  situations  or  unforeseen  circumstances.    This  may  be  such  situations  as  freak  weather  conditions,  local  or  national  strikes,  or anything out of the ordinary.  

 

20 Cancellations  

If cancellation is made by the Guest more than 3 weeks before the arrival date then the Agent will be entitled to retain the letting fee already paid. If cancellation is made by the Guest within 3 week's of the arrival date then the Guest is responsible for the full letting fee. Please note that we trust our Guests to pay the fee regardless of the fact that they may not have paid it in advance.

In  the  unlikely  event  that  the  apartment  becomes  unavailable,  due  to  any  circumstances,  then  the  Guest  will  be  offered  a  full  refund.  Any  refund  is  restricted  to  the letting  fee  or  total  sum paid  by  the Guest  at  date  of  cancellation,  whichever  is  the  lesser.  In  the  event  that  no  suitable accommodation can be offered then a full refund of any sums paid will be given.  

 

21  Keys  

When  possible  we  will  give  you  the  keys  on  your  arrival  ourselves.  Please  let  us  know  at  what  time  you  are  planning  to  arrive. If  you  wish  to  check  in  after  9  pm or  check  out  before  8  am we  will need to ask for a £ 40 fee due to the unsociable working hours.   Photocopies of your passports are required in order to receive the keys. Please remember to take a copy of the document of each guest to leave with us at check in. 

 

 PLEASE NOTE A CALL OUT CHARGE IS APPLICABLE OF £ 40 IF WE ARE REQUIRED TO COME TO THE APARTMENT IF WE FIND IT WAS UNECESSARY. BEING A SELF SERVICE APARTMENT WE CANNOT GUARANTEE INTERVENTION IN THE SAME MANNER OF AN HOTEL. WE KINDLY ASK TO TRY AND RESOLVE SMALL PROBLEMS WITH OUR PHONE OR EMAIL SUPPORT.
